Who is Iggys House?

Iggys House Brokerage Services, Inc. (“Iggys House”) is the country’s leading Online Buyer’s Agent, providing self-directed homebuyers access to proprietary technology and experienced, licensed agents to help them purchase their new home. Iggys House shares up to 75% of its commission with buyers who use it as their buyer's agent. In effect, homebuyers are paid for finding their own home.

What is an Online Buyer’s Agent?

An Online Buyer’s Agent is a licensed real estate brokerage service dedicated to serving the self-directed home buyer who finds a home on their own, but still requires the services of a real estate agent to complete the transaction.

Do many people find their new home without the assistance of an agent? How?

According to the 2007 National Association of REALTORS® Profile of Homebuyers and Sellers, 66% of homebuyers in 2007 found their own home without the assistance of a real estate agent.

These self-directed home buyers often searched on the internet, saw a yard sign or newspaper advertisement, or heard about the home from a friend, neighbor or relative. The vast majority of these individuals then turned to a buyer’s agent to complete the transaction. If you turn to Iggys House as that buyer’s agent, we'll pay you up to 75% of our commission for the work that you did in finding your home!

What is the advantage of using an Online Buyer’s Agent?

Three words: Money - Service - Technology

  • Money - If you use us as your buyer's agent, we pay you, the homebuyer, up to 75% of our commission. For example, when the seller pays a commission of 6% on a $500,000 home, the $30,000 commission would typically be split evenly between the seller’s (listing) agent and the buyer’s agent, generating $15,000 in commissions for each. In this example, we would then pay the buyer 75% of the buyer’s agent commission, or $11,250.

If I cannot find a home on your website, can I still use you as a buyer’s agent on that property, and receive a 75% commission rebate?

We can help you on a home purchase, and you can get up to 75% of our commission rebate - even if you cannot find the home on our site.

If you are not able to find a listing here, we recommend that you search for it on Realtor.com®. Once you find it there, just call us at 877-428-9743.

When you call, we can schedule the home visit, obtain open house info, or assist you in making an offer.

Can I still use you as my buyer’s agent if I already spoke to another agent about a particular house?

If you entered into an exclusive buyer-broker agreement with another agent, you cannot use us until after the expiration of that agreement.

If you did not sign an agreement but were introduced to a particular property by another agent, we will not be able to represent you on that particular property. However, you can use us on other properties that you find on your own.

Can I make an offer on a home listed under $100,000?

No. We are limiting our services for buyers to homes that are listed for at least $100,000. (The final negotiated purchase price can be lower).

How are your agents compensated?

Our buyer agents are paid a salary, with bonus opportunities based on customer satisfaction ratings. They are not on commission, so they don’t have a financial incentive to push you into a deal that is not appropriate for you. Instead, their bonus is based on whether their customers are satisfied.

Will I always work with the same Iggys House agent?

The choice is yours. Once you register, Iggys House will assign you a specific agent licensed in the state in which you are looking to buy a home. You will be given that agent’s direct phone extension and email address.

When you call us at 877-428-9743 with a question, or would like to review your offer or counter-offer, we will route your call to your agent. Should your agent be unavailable, you may either leave a message for with your agent, or choose to speak to another licensed agent who has access to your account information and who is prepared to assist you with your transaction immediately.

Can I use you to buy a For Sale By Owner (FSBO) property?

In some cases, we can earn a commission from the owner if you buy a home For Sale By Owner. In many cases, we cannot. We will not be able to handle a purchase unless we can earn a sufficient commission from the owner. We will discuss this with you before submitting any offer to the owner.

Scheduling Appointment

How do I schedule an appointment to see a home?

It is easy to request a personal showing of a home or request an open house schedule online. When you find the property on our website, just click on the “Visit This Home” button and follow the instructions. However, in order for us to schedule a showing with the listing agent, we require you to have an appropriate mortgage pre-approval from a qualified lender.

To receive an open house schedule, you do not have to be pre-approved. We will notify you of any scheduled open houses for the property you would like to see. To earn your rebate, you do need to print out our business card, take it with you to the open house, and identify Iggys House Brokerage Services, Inc. as your buyer’s agent.

Why do I need to be pre-approved for a mortgage for you to schedule a personal home showing?

Since our agents do not show houses “in the field,” it is important for listing agents to know that we are only sending them the most qualified buyers.

Does my Iggys House agent accompany me to the homes I am interested in or to the closing?

No. Our approach is different from the traditional real estate brokerage model. Many of our self-directed customers come to us having already found the home they want to buy on their own. Others use our extensive database of listings to search.

Once you have found the home you are interested in buying, your Iggys House agent provides you with the highest level of assistance, from scheduling an appointment or open house to see the home, to help with offers and counter offers, to help with the closing process.

How will I be able to visit a home I’m interested in buying if my Iggys House agent does not meet me in person?

Your Iggys House agent can call the listing agent to schedule a showing of the home. Or you can go to an open house to see the home. On our website, you can request an open house schedule home by clicking the “Visit This Home” button on any listing.

Remember, always present our Business Card to the listing agent during your first encounter to let them know that you are working with Iggys House. You can print our Business Card from “My BuySide” on our website.

What should I do if I forget to take your business card to the showing or open house?

Upon meeting the listing Agent, introduce yourself and immediately let the listing agent know that Iggys House is representing you on that property. Please give us a call as soon as possible and we will fax a business card to the listing agent. If you are signing in at an Open House, indicate that you are represented by Iggys House.

Make An Offer

How do I Make an Offer through Iggys House?

When you are ready to make an offer on a home, simply fill out the necessary information online and submit it to your Iggys House agent with a simple click. Your agent will call you to discuss all of your offer terms, prepare the official offer documents, and return them to you to review and sign.

Once you sign and return the offer documents to your agent, we submit the offer to the seller’s agent on your behalf. We will then notify you when the offer is accepted, countered, or rejected. Additionally, you can check the status of each step in the process through our proprietary Offer ManagementSM technology in real time. If the offer is countered, you can see what terms and conditions have changed, and submit a counter-offer with the help of your Iggys House agent.

This process continues until a final offer is accepted. Your Iggys House agent is there to help every step of the way.

Can I make an offer through Iggys House without being pre-approved?

Yes. But, we strongly recommend being pre-approved in order to present the strongest possible offer to your seller. Some sellers will not seriously entertain an offer from a buyer who is not pre-approved for a loan sufficient to fund the purchase of their home.

For our California and Florida customers who use our mortgage program there is no upfront application fee to become pre-approved. However, we will work with whatever quality lender you choose to help ensure an efficient and timely transaction.

What is the difference between pre-approved and pre-qualified?

Pre-qualification does not typically include an analysis of your credit report or an in-depth look at your true ability to buy a home. You can be pre-qualified by a lender, by a real estate agent or you can do it yourself. The term means that someone has taken a general look at your income and expenses and compared them to industry standard ratios in order to estimate the size mortgage that you can afford. Pre-qualifying yourself before you start looking for a home gives you a general idea of the price range you can afford. Pre-approval for a mortgage means the lender has reviewed your credit report, income and financial condition and has determined that you qualify for a loan from that lender. The lender will tell you the maximum amount of loan it will make, which loan programs you qualify for, and will discuss the interest rates it will offer for different types of loans.
