You can search for homes on our website without registering. If you want to save homes you've found, set up an appointment, or take advantage of the other services we offer, you'll need to register.
Customer registration is free and easy. Upon registration, you are assigned a licensed Agent for the state(s) you are searching in. While your Agent is there to assist you every step of the way, they do not show houses “in the field” like a traditional agent.
Our licensed Agents for buyers are different for two reasons.
First, unlike the industry norm, our Agents are not paid commissions. Their pay does not depend on whether you buy a home. Instead, they are paid a salary, with a bonus that depends on the quality of service they provide to our customers. So there's never any pressure. They don't just want you to buy any home; they want you to buy the home that's right for you, when it’s right for you. Your Iggys House Agent is here to help make the process of buying your new home as professional and as pleasant as possible.
Secondly, our Agents are available by phone, fax and email to help you with whatever you need to buy your new home. We also give you access to our professionally trained Customer Service Representatives at 877-428-9743 to help you use our website to its full potential. Providing you with first class customer service—not selling—is the focus of our employees.
While pre-approval is not required to make an offer we believe it adds credibility to your offer. If you have already found the home you want, you may secure a free pre-approval for a home loan through Iggys House Home Loans and make an offer online. Currently Iggys House Home Loans is available in California and Florida. For other states, please submit a pre-approval from another qualified lender.
If you are still looking for a house, you can search our extensive database, save your favorite listings, and choose to be notified when new listings appear that match your search criteria.
It is easy to request a personal showing of a home or request an Open House schedule. However, for us to schedule a showing with the listing agent, we require you to have a mortgage pre-approval from a qualified lender. Since our agents do not show houses “in the field”, it is important that the listing agents know that we are only sending them the most qualified buyers. Obviously, to receive an Open House schedule, you do not have to be pre-approved.
When you are ready to make an offer on a home, simply fill out the necessary information online and submit it to one of our licensed real estate agents with a simple click. Our licensed agents then prepare the official offer documents and return them to the homebuyer to review and sign.
Once the official offer documents are signed and faxed back, we submit the offer letter to the seller’s agent on behalf of the homebuyer. We will then notify the homebuyer when the offer is accepted, countered, or rejected. Additionally, the homebuyer can check the status of each step in the process via our proprietary Offer Management Technology in real time. If the offer is countered, the homebuyer can see what terms and conditions have changed, and submit a counter-offer of their own. This process continues until a final offer is accepted.

Within 15 business days after the closing of the purchase, homebuyers receive a check from us for 66% of our commission we receive from the seller.
If you prefer, you can take the rebate as a credit at closing. In some states, the rebate must be taken as a closing credit.
If the seller pays us a commission, we share 66% of that amount with you. You never pay any commission to us.

We cannot represent you in the purchase of a property, if you are obligated to work with another broker on that purchase.
In order for us to receive a commission—and for you to receive a rebate from us—you should make it clear that Iggys House Brokerage Services is representing you as your broker by following these steps.
When a seller contracts with a listing agent to help sell their home, they negotiate the amount of the commission the seller will pay to both the listing agent and the buyers’ agent.
Example:
If the seller pays a commission of 6% on a $500,000 home, and the commission was split evenly between the listing and buyer’s broker, each broker would receive $15,000. Iggys House would then pay the buyer up to 66% of its commission, or $9,900.
